The Lodging / HMO Package Covers: -

  • Taking images of the property
  • Creating the advertisement of the property; placing the property online via KeyAngels Estate Agents website, window display, Zoopla, On The Market & Facebook.
  • Pre-screen applicants via telephone
  • Arrange viewings
  • Conducting the viewings to find a suitable tenant
  • Create the Lodger Licence / HMO tenancy agreement.

The owner is responsible to rent the room to a good standard and to make sure their property meets the government legislation having gas certificates, EPC above band E and to ensure smoke alarms are on every floor.

AST LET ONLY Agreements - £500 + VAT

The AST LET ONLY Package Covers: -

  • Taking images of the property
  • Creating the advertisement of the property; placing the property online via KeyAngels Estate Agents website, window display, Zoopla, On The Market & Facebook.
  • Pre-screen applicants via telephone
  • Arranging viewings
  • Conducting the viewings to find a suitable tenant
  • Create the AST tenancy agreement and relevant documents.

The landlord is responsible to rent the property in a habitable condition in line with the fitness for habitation act and to meet the government legislation for gas certificates, EICR, EPC above band E and to ensure smoke alarms are on every floor.

LET ONLY Added Costs: -

  • To Inspect the prospective tenant/s current property - £25+VAT
  • Referencing - £50 + VAT (upfront non-refundable fee)
  • Gas Certificates - £80
  • Electrical Certificates - Price on request
  • EPC Certificates - £65 - £150 (depending on location and property size)
  • To lodge/release a deposit into/from the deposit protection service scheme - £50 + VAT (If the properties not managed)
  • To deal with deposit arbitrary resolution service at the end of a tenancy - £100 + VAT (If the properties not managed)
  • Gardening Service - Price on request
  • Cleaning Service - Price on request
  • Property Renovation - Price on request
  • Section 21 - £120 + VAT
  • Renewal of contract - £150 + VAT (We must check the property is habitable in line with the fitness for habitation act and re-issue all legal documents)

Inventories for non-managed: -

  • HMO's (Bedroom Only) - £50 + VAT
  • 1 Bedroom properties - £75 + VAT
  • 2 Bedroom properties - £100 + VAT
  • 3 Bedroom properties - £125 + VAT
  • 4 Bedroom Properties - £150 + VAT
  • 5 Bedroom Properties - £175 + VAT

The prices may vary depending on location and condition of the property.

For a LET ONLY agreements; we do not offer a pre-tenancy maintenance service.

It is the landlord's responsibility to have the property legally habitable in line with the fitness for habitation act before any tenancy start date.

AST Fully Managed Agreements - £325 + VAT Plus 10% + VAT of the rent PCM
